BISNOW: Largest Spec Office Buildings Under Construction In DFW

While Liberty Mutual, Toyota and many other build-to-suit corporations move into their new offices this year, speculative office developments are reaping the benefits by luring the small and midsize users that do business with the large corporations. CoStar compiled a list of the largest speculative office developments under construction in Dallas-Fort Worth.
A joint venture between Transwestern, Dallas-based Malouf Interests and UBS Asset Management started this five-story project in July 2016 with plans to deliver in 2017. The 310K SF mid-rise designed by BOKA Powell will have 4:1,000 SF structured parking ratios. It is the first speculative building in CityLine.
Cawley Partners’ Fourteen555 project designed by BOKA Powell Architects broke ground a couple of weeks ago with plans to deliver in September or October 2018. The 240K SF project is about half leased to Occidental Petroleum Corp. With floor plates stretching 40K SF, Cawley Partners is now fielding interest from tenants sized 5K SF to 120K SF, Cawley Partners’ Jeremy Duggins said. The site is designed to house a second project that could be identical in size, depending on tenant interest. Cawley Partners’ Bill Cawley, Jeremy Duggins and Addie Ludwig are leasing the project.
