San Antonio Business Journal: Hixon Cavender Broadway office project breaks ground, gets new name

Hixon Properties Inc.’s Cavender office project on Broadway Street, which has broken ground, has a new name — The Soto.
“Soto is Spanish for a grove of trees or a small forest near a river,” said John Beauchamp, chief investment officer at Hixon Properties. “Our building is a mass timber building near the San Antonio River, so we thought the name fit perfectly.”
The six-story, 140,600-square-foot office project is at the corner of Broadway and Eighth streets on the lot of a former Cavender Cadillac dealership.
Along with the new office space, the building will feature 10,000 square feet of ground-floor retail. The project will also be the first mass timber construction project in Texas.
Beauchamp said in May that his company chose timber frame construction rather than concrete or steel because of its sustainable design and its negative carbon footprint. He also said certain structural characteristics can make mass timber superior to steel.
Hixon is working with Byrne Construction as the general contractor. The development team also includes Lake Flato Architects as the design architects and BOKA Powell LLC as the architect of record. Chuck King of JLL is handling leasing for the building.
The building is expected to be open for tenants by February 2020, Beauchamp said.
