Founded on sustainable office-based mixed-use development principles, BOKA Powell has worked closely with developer Granite Properties since 1997 to create a cohesive, walkable corporate office environment. Granite Park is a 68-acre mixed-use development located in the southeast quadrant of the Dallas North Tollway and the Sam Rayburn Tollway/State Highway 121. BOKA Powell developed the master plan which calls for 2.8 million square feet of Class A office space, 120,000 square feet of retail/restaurant space and a 300 key full service hotel with a 30,000 square foot conference center. All are planned around an extensively-landscaped park emphasizing Texas native plantings, strategically located water retention that beautifies and attracts native wildlife, and walkways that connect all the buildings on a pedestrian level. Completed to date is 1.5 million square feet of office space, 65,000 square feet of restaurant/retail and the 299-key Hilton Hotel and conference center, which opened in August 2014, all designed by BOKA Powell. Granite Park office buildings feature a “corporate living room” collaborative space in the lobby, conference centers and fitness centers, which further emphasize the integration of hospitality-style amenities into the corporate office environment. Granite Park VII, a build-to-suit for Fannie Mae, was completed in 2018. Granite Park VI is the Schematic Design phase.
