The Soto is Texas’ first mass-timber office building, a model for sustainable design and construction that has proven its strength in Europe, Canada and Australia, and more recently, the United States. The Soto anchors the Cavender Neighborhood, a mixed-use development that will offer a full complement of restaurants, retail, and entertainment designed for the modern workforce and nearby residents. The Soto is a 21st Century workplace for businesses focused on recruiting and retaining today’s top talent.
The building offers a vibrant mix of ground floor retail, with 25,100 SF office floor plates rising six levels above the street. Parking is provided at 3:1000/RSF, including executive parking in a below-grade structure. Multi-tenant office spaces are built over raised floor, which supports underfloor air, power, and data distribution. This allows for better air quality and comfort for office users, more flexibility in planning, as well as preserves the warmth of the exposed wood ceilings without the visual clutter of overhead air ducts. The project is USGBC LEED certified.
Soto is the Spanish (Castillian) word for a “grove of trees” or “small forest,” especially one near a river… A place of dappled sunlight and lush greenery. Soto is a name, a place, and an acknowledgment of this building’s ultimate origin.
