San Antonio Business Journal: Hixon Properties and Cavender family team up for new Broadway project

Hixon Properties Inc., in partnership with the Cavender family, announced plans for the first phase of a sustainable, walkable urban neighborhood project on the site of the former Cavender Cadillac dealership on Broadway and 8th streets.
Tentatively called the Cavender Office Project, plans include a 140,000-square foot, mixed-use commercial building with approximately 125,000 square feet of office space and 15,000 square feet of ground-level retail space. A highlight of the project will be a focus on sustainable design with plans to build using a mass timber structural system, in lieu of concrete or steel.
“Mass timber structures are on the cutting-edge of sustainable construction options,” Hixon Properties’ Chief Investment Officer John Beauchamp said. “We want to provide a unique and beautiful workplace for people to enjoy in their everyday lives, and do so in a way that respects our environment. We are particularly excited about the possible use of mass timber, and we believe the project would be the first of its kind built in Texas.”
The project team for the proposed building includes Lake Flato Architects as the design architects and BOKA Powell, LLC as the architect of record. Hixon Properties expects to break ground in Spring 2018.
“We are planning a walkable neighborhood that incorporates new buildings and old. Our goal is to provide an authentic experience that becomes the heart of the near-downtown Broadway corridor,” Hixon Properties President Jack Spector said.
Hixon Properties has been active in downtown San Antonio development for more than 25 years, including work on projects like the South Bank, The Westin Riverwalk Hotel, Hotel Contessa and The River House.
