The Soto

San Antonio, Texas

The Soto is Texas’ first mass-timber office building, a model for sustainable design and construction that has proven its strength in Europe, Canada and Australia, and more recently, the United States. The Soto will anchor the Cavender Neighborhood, a mixed-use development that will offer a full complement of restaurants, retail, and entertainment designed for the modern workforce and nearby residents. Once completed, The Soto promises to be the 21st Century workplace for businesses focused on recruiting and retaining today’s top talent.

The building offers a vibrant mix of ground floor retail, with 25,100 SF office floor plates rising six levels above the street. Parking is provided at 3:1000/RSF, including executive parking in a below-grade structure. Multi-tenant spaces are built over raised floor, which supports underfloor air distribution. This allows for more flexibility in planning, greater comfort for office users, as well as preserves the warmth of the exposed wood ceilings without the visual clutter of overhead air ducts. The project is targeting LEED certification.

Soto is the Spanish (Castillian) word for a “grove of trees” or “small forest,” especially one near a river… A place of dappled sunlight and lush greenery. Soto is a name, a place, and an acknowledgment of this building’s ultimate origin.
