Phoenix Midtown

Dallas, Texas

On the site of the original Dr. Pepper bottling plant and headquarters sits a unique housing project: the Phoenix Midtown Apartments. Privately built and completed in 2000, it suffered from poor construction and significant water damage to the exterior skin.

BOKA Powell was hired by construction-management consultants and the property owners to facilitate extensive renovation improvements, return the project to structural soundness, and perform a complete redesign of the architectural façade. With limited renovation and construction funds, BOKA Powell proposed a new design that would simplify the façade construction, minimize disruption to the occupied apartments, and create an exciting new image.

BOKA Powell commissioned EYECON, Inc. to paint seven large, original art-deco-inspired murals on the façade as a nod to the styling of the demolished art-deco Dr. Pepper headquarters and the neighboring arts community. Today, the project is successfully leased, and visitors to the surrounding Mockingbird Station development and nearby SMU campus are drawn to the bold new design.
